Why we don't publish our portfolio

Most property offices show their houses. We show none. The reason is structural — and it's the same reason serious sellers prefer us.

Visit any high-end property agency website. The first thing you see is the listings. The properties under representation, with images, price guides, and detail pages. It's the standard pattern.

Visit attoh.casa. You won't see a single property. That's deliberate.

Why most agencies publish

Public listings are a lead-generation funnel. The agent's incentive is to attract buyer enquiries — listings are bait. The downside (from the seller's perspective) is that publishing a property is itself a market signal. Visibility shortens the time the listing has before it goes "stale," and the longer a listing sits public, the more buyers assume something is wrong with it.

Why we don't

Three reasons, in roughly this order:

  1. Owner privacy. Most of the houses we represent are off-market by design — the owners do not want public visibility. If we published, we'd lose access to them within a quarter.
  2. Buyer alignment. Public listings attract speculative enquiries that waste our time and dilute attention. Restricting to introduced buyers means every conversation has a real brief behind it.
  3. Information asymmetry, the good kind. The houses worth representing are not the same houses that perform well as listings. Listings reward photographs; representation rewards understanding of what the buyer is actually trying to achieve. We optimise for the second.
The day we publish a portfolio is the day we become an estate agent. That's a different business.

What we do show

Regions, service model, process, contact. Enough that a serious buyer or seller can decide whether we're the right fit. Not enough that it becomes a self-service listing site.
