Why we work off-market in Spain
Idealista and Rightmove are useful — for finding the bottom 80% of the market. The houses worth representing rarely surface there.
Most Spanish property — even at the £2m+ end — moves through the public portals. Idealista, Rightmove, Fotocasa, Habitaclia. The houses get marketed, agents queue, buyers compete in the open.
The work we do at ATTOH Casa sits in the other 20%. The houses that never go public. The owner who wants to test a sale without listing. The buyer who needs discretion. The estate where the owner is testing the temperature before deciding whether to part with it at all.
Why owners sell quietly
Three reasons, in roughly this order:
- Family circumstance. A divorce, an inheritance settlement, a relocation. None of these benefit from village gossip while the listing sits open for six months.
- Asset mix rebalancing. A holding sale where one Mallorca finca needs to go to fund something else. The owner doesn't need to advertise the why.
- Price discovery without commitment. The owner is curious what a serious buyer would pay. If the answer is "not enough," they don't want a public record of the listing failing.
What that means for buyers
The buyer-side version is simpler. The houses that match your brief most precisely usually aren't listed yet. The owner is willing to sell, but only at the right price, to the right person, with the right timing. Right person is doing more work in that sentence than it looks.
